Frequently Asked Questions
1. Who is responsible for the maintenance and repair of the air conditioning units in our trailer?

All air conditioning units are inspected, cleaned and all filters replaced prior to delivery. The customer is responsible to change all filters monthly to prevent problems with the air conditioner's operation.

2. Who can we get to come out and change our air conditioning filters?

Tri-Boro is able to service air conditioners for an additional service fee.

3. Is routine maintenance and cleaning included in my lease?

All trailers are cleaned and inspected by a qualified Tri-Boro employee before delivery. The customer is responsible for regular cleaning and maintenance in order to return it in the same condition it was delivered.

4. Do you provide phone or data jacks?

Some of our trailers are built with them already installed. If a trailer does not have phone or data receptacles, we recommend a certified technician install them. Improper install could result in damage charges.

5. What are the electrical requirements for your trailers?

All units have a main power panel that is stubbed out through the bottom of the unit. Each is pre-wired, eliminating the need for any internal wiring. The main breaker in 8'-wide office trailers will require a 60-amp service with a voltage of 220. The main breaker in 10'- and 12'-wide office trailers will require a 100-amp service with a voltage of 220.

A certified electrician is required to connect electricity. The customer is responsible for any damages incurred.

6. What do I need to do prior to the arrival of the trailer?

Obtain any necessary permits, and provide a level and obstacle-free site.

7. Can I have someone else haul the unit?

It is Tri-Boro Trailer's policy that we use only our own trucks and employees to deliver and place our trailers.

8. Can I move the trailer with my pickup truck to save the freight charges?

No. Rental units cannot be hauled using customer equipment due to insurance requirements and liability.

9. Can Tri-Boro provide holding tanks for wastewater?

Yes, we can provide a holding tank, installation and pumping service.

10. Am I allowed to move my unit from spot to spot onsite or from site to site myself?

We recommend that customers refrain from moving office trailers on site with their own equipment because they are responsible for all damages that could occur.

11. Will Tri-Boro move or relocate a non-Tri-Boro trailer?

Yes, we will happily move any trailer that passes a safety inspection and qualifies as road-worthy.

12. Do trailers include heating and air conditioning units?

Yes. All trailers have either air conditioners and baseboard heat, or an HVAC system.

13. Do you offer options with your trailers?

We recommend that all office trailer rentals include steps, block and level, and tie down service. In addition to these standard options, we offer skirting for long-term rentals and sales trailers, as well as tables and chairs for lunchrooms, training rooms, and change trailers.

14. How quickly can I get a trailer delivered?

Tri-Boro offers next-day delivery on all available equipment. It is recommended that customers give a one-week notice for standard deliveries.

15. How much notice should I provide prior to requesting to have my trailer picked up?

We recommend providing a one-week notice for any pick-ups to ensure the trailer is picked up on time.

16. Are there insurance requirements associated with renting a trailer?

The unit is not covered by insurance. You are responsible for losses from the time the unit is delivered to you until it is returned to us.

The insurance coverage is as follows:
  • All Risk Physical Damage – full value of unit.
  • Comprehensive General Liability and Property Damage with minimum limits of $300,000 each occurrence or $500,000 aggregate or single limit coverage of $1,000,000.
  • Your insurance carrier must send a Certificate of Insurance indicating that Tri-Boro Trailer is an Additional Named Insured.
17. What if I need to modify the floor plan of the trailer I am currently renting?

Please call our office at (800) 427-4089 before making any modifications to avoid damage charges. Tri-Boro management must approve all modifications.

18. Who is responsible for all the permits and fees associated with renting a trailer?

Tri-Boro will obtain any necessary hauling permits. All fees and any other permits are the customer's responsibility.

19. What are some of the common damages found when returning a trailer? I want to avoid any additional damage charges.
The most common charges are:
  • Removal of signs and notices attached to the interior or exterior.
  • Removal of tape from the interior walls (tape may damage paneling).
  • Holes in floor, interior/exterior walls.
  • Damaged floor tile replacement.
  • Replacement keys because keys are not returned.
  • Replacement of damaged woodwork, trim and siding.
  • Replacement of severely damaged exterior doors.
  • Repair of HVAC filter because filter is not replaced monthly.
20. What are the plumbing requirements for your trailers?

All units have a water supply and sewer line stubbed out through the bottom of the unit. We provide stub out only, no "T's" or harnesses. The water supply line is ¾" and the sewer line is 3".

21. What type of security do your trailers provide?

All of our office trailers are equipped with security screens and lock bars
